This plan at downtown Ramat Gan, covering a total area of ​​7.3 dunams, is a development and urban renewal plan initiated Ramat-Gan municipality. The plan continues the development plans emerging along Jabotinsky route, with special emphasis on pedestrian environment, by building commercial street facades and fostering a public path and garden at the heart of the complex.

 The principal plan guidelines include: determining applications, construction instructions and guidelines for architectural design for residential, office, commercial buildings and public areas, while dividing the area into four subareas that include:

Urban renewal along Herzel St.; 6-floor apartment buildings with a partial penthouse floor above a high commercial floor.

Two new residential towers hosting commercial establishments and public institutions along Jabotinsky Street, the towers shall include up to 30 floors above ground floor.

An existing 5-floor building for conservation. Central open public area between the two towers, connecting Jabotinsky Street with an inner park situated within the various construction complexes.
